SHOULD YOU WORK INDEPENDENTLY OR HAVE AN ESTATE AGENCY?

Romain Cartier, known for his appearances on the show "Recherche Appartement ou Maison" broadcast on M6, is a real estate expert. Every week, he gives the VITRINEMEDIA community his advice on how to improve your role as a real estate agent and optimise your sales.

Working independently or joining an agency team is a choice that every estate agent has to make. But there is no right or wrong choice, it is all a question of personality, way of working and desire. In both cases, the real estate agent's missions are the same and so is the way he or she works with his or her clients, both buyers and sellers. On the other hand, the organisation of working hours and the relationship with fellow estate agents differ on several points.

Being self-employed allows for a flexibility that is not always possible in fixed premises. It is thus easier to organise your agenda at your convenience and to manage the prospecting part yourself as you see fit. On the other hand, one of the disadvantages is the fact that you do not have a shop window in which to display your clients' goods for sale as well as the goods sold. This makes it harder to get good visibility unless you are very present and active on social networks and digital platforms.

On the contrary, working in a real estate agency gives you the opportunity to have a structure and a working atmosphere on a daily basis. It is easier to share with your fellow real estate agents but also to receive your clients in premises designed for, in which you can proceed to the drafting of administrative documents.

In addition to your daily tasks, the estate agency also has the advantage of being able to provide you with tools that would be more difficult to benefit from if you were working alone: prospecting tools, client files, specialised training, etc. This framework also allows you to benefit from other "internal" advantages such as prospects for development and recognition, which can only be beneficial for practising your profession in good conditions.

Finally, working for a real estate agency will allow you to benefit from the reputation of the network to which the agency belongs or from the reputation of the agency itself. You will not be the only one working to promote your agency's expertise and this will make it easier for you to gain the trust of your clients, who will know about your agency's know-how when they work with you.
