ARE ALL REAL ESTATE PROPERTIES SELLABLE?

Romain Cartier is a real estate expert featured on the "Recherche Appartement ou Maison" show broadcast on French TV channel M6. Every week, he gives his advice to the VITRINEMEDIA community on how to perfect its role as real estate agents and optimize its sales.

There is a multitude of properties on the market but can they all find buyers within a reasonable time? The answer is "yes", under two conditions:

  • There must be a common will between you, the real estate agent, and your selling clients to complete the sale of the property. For your part, your conviction, your positive attitude and desire to succeed will be crucial in the sales process and in the trust your customers will place in you. If you are convincing, enthusiastic and serene when the property is entrusted to you, your selling clients will be much more inclined to listening to your advice so that their home can find a buyer as soon as possible. This implies in particular reaching agreement with the selling customers concerning the property's selling price.
  • The property must be put up for sale at market price. Some research is necessary to find the ideal price that will suit both your selling customers and potential buyers. This may require your clients to make some compromises, especially if they overvalue their property, but it is up to you to provide them with explanations, and with supporting evidence, to convince them on the need to sell their property at the price you have specify and which will be in agreement with real estate supply and demand at the time of sale. You will thus have a much easier time selling a property whose price does not immediately make potential buyers run away while having a satisfied selling customer who will fully trust you.

If these two conditions are met, all properties can of course be sold and this within a reasonable time frame that will be satisfactory for you and your selling customer alike. In a few words, "everything is sellable, but only if the price is right"!
